What to Look for When Viewing a Property (That Most Investors Miss)

We all know the feeling. You step into a house, and suddenly the estate agent is pointing out the “spacious kitchen” (which isn’t), the “natural light” (from one tiny window), and the “investment potential” (read: money pit).

You nod, you smile, and somewhere in the back of your mind, you’re thinking:

“Wait… what am I actually looking for?”

This is the trap I see so many property investors fall into — especially early on.

They’ve spent hours scrolling Rightmove. They’re finally viewing something in person. And they’re just… winging it.

The Most Dangerous Phrase in Investment Property?

“I’ll know it when I see it.”

Here’s the truth: you won’t.

Because when you’re on a viewing — especially when it’s a buy-to-let, flip, HMO, or other investment property — there’s a lot going on.

You’re dealing with the estate agent’s sales pitch.
You’re trying to mentally calculate refurb costs.
You’re wondering what the damp patch means.
You’re also probably worrying if you’ll look silly for asking too many questions.

So you nod, take a few photos… and leave not much clearer than when you walked in.

Viewings Are Emotional. Your Checklist Isn’t.

I’ve been doing this long enough to know how easy it is to fall in love with the wrong property.
The one with the lovely bay window… and the crumbling back wall.
The one “with so much potential”… but no demand.

That’s why I never go into a viewing blind — especially when it’s a property I’m buying for investment.

I have a checklist — a written list of what I’m looking for, what I need to ask, and what I absolutely won’t compromise on.

Not because I don’t trust myself.
But because I know viewings are emotional — and checklists are not.

They keep me grounded.
They help me compare properties properly.
And they give me the confidence to walk away when something doesn’t stack.

Don’t Just View the Property. Get a Feel for the Area.

One of the best things I ever did was take a walk around the local area of a property I was considering — at 10pm on a Saturday night.

Why? Because I didn’t just want to see the house.

I wanted to see the neighbourhood. The vibe. The noise. The people.
Would I feel safe walking there at night? Would my ideal tenant?

The estate agent’s job is to show you a house.
But your job as an investor is to investigate everything else — the parking, the noise, the neighbours, the demand.

And that doesn’t stop when the viewing ends.

You Control the Viewing. Not the Agent.

One of the biggest mindset shifts I had early on was realising that I control the viewing — not the estate agent.

The person asking the questions controls the conversation.

So I always walk in prepared.

I use my Rightmove research. I have my questions written down. And sometimes — I’ll even ask a question I already know the answer to, just to see how honest the agent is being with me.

This isn’t about being confrontational.
It’s about gathering the information you need to assess an investment opportunity, not getting swept up in someone else’s agenda.

You Don’t Need Fancy Tools. You Need a Plan.

There are a lot of shiny, expensive tools out there claiming to help you “analyse deals faster.”

But 80% of the work is before you even set foot in the house.

And guess what?
Most of the info you need to make good viewing decisions is already available — for free — on Rightmove.

Viewing Without a Plan is Like Grocery Shopping Hungry

You end up with things you don’t need, that cost too much, and don’t quite fit together.

So before your next viewing, ask yourself:

  • Do I know my investment criteria?
  • Do I know what I’m looking for?
  • Do I have my questions written down?
  • Do I have financials that this property needs to meet?

If not — start there.

Because that 30-minute viewing can either be a smart, strategic step…
Or a complete waste of time (and petrol).
